1. You can do it solo
When the market was great a couple years ago, you actually did have a good chance of selling your home on your own. However, things have since tightened up, and it’s becoming much harder to sell a home without the representation of a real estate agent.
2. You know what your house is worth
Yes, you may have an idea, but it’s much more helpful to bring in your Realtor in order to find comparable home sales in your area. This way, you’ll have a more accurate understanding of what your home is actually worth.
3. It’s fine to sell your house as is
Properties do sell without preparation, but as buyers grow more and more picky in today’s market, it’s not as easy to sell an unprepared home anymore. Fortunately, there are menial fixes you can make that can bump up your sales price.
4. Updates need to be drastic
There’s no need to renovate all your bathrooms, update your kitchen, and replace flooring. Don’t spend a ton of money—small, cosmetic things can be done instead to help your home sell for more.
5. It’s better to sell in the spring
People believe homes sell quickly in the spring and for more money. In reality, there are simply more homes being sold in the spring, meaning there’s more competition. It often takes a little longer for your home to sell and you’ll likely make less money, due to competing sellers.
6. You can rely on online evaluations
There are hundreds of websites that give you a home estimate, such as Zillow, Realtor and Trulia. Some may be fairly accurate, but some are nowhere close.
